Morocco is fast becoming ‘the’
investment hotspot for European investors. It’s proximity to Europe
along with a moderate modern democracy is causing a stir in the most
tame investor circles. Coupled with this Morocco is the gateway to
Africa. This alone will boost the economy as countries with dealings in
Africa set up their bases in Morocco. China has already purchased a
heavy percentage of facilities in the port areas and the American
presence is notable to say the least.
As Europe becomes too expensive on a
competitive global scale, French speaking countries such as France and
Belgium are outsourcing work to Morocco, in a similar way the UK and
Ireland have ‘exported’ their lower level technological work to India
and other English speaking countries with low labour rates.
Tourism is another factor that has
investors’ pulses racing. With King Mohammed VI ‘plan
azur’ on track to meet the target of 10 million visitors by the year
2010 now is the time to invest in the future potential of the country.
With all this activity the question
is; where to invest?
Marrakech, a modern cultured city
with nightlife to rival Europes top cities is a good bet. The demand for
high quality residences by expatriates and locals alike is on the
increase as buying power grows.
It is an undeniable fact that the
local emerging middle class will in turn wish to upgrade their lifestyle
and Western business people and expatriates demand a higher quality of
living than what is currently available on the market.
We have identified three top quality
projects in Marrakech, with the focus on location, price and resale
value.
1.) Gueliz
Plot size - 898m2 -2/Ground/+5
2.) L’hivernarge
Plot size - 1267m2 Ground +5
3.) Mohammed VI, Gueliz - Plot
size 600m2 Ground +5
We will be working with Moroccan
architects, builders, lawyers and banks to ensure the smoothest of
transactions.
The seasoned investor has the choice
to purchase the land ‘as is’ and use their own contacts to develop and
resell the properties. But if you have never invested in Morocco before
now, we recommend you let us do the hard work.
We have French and Arab speaking
staff to deal directly with our contacts in Marrakech, which we have
developed over the past 12 months during our own research into the
market.
The project will be managed ‘on site’
by people who know the ins and outs of the building industry on a local
scale, overseen directly by us to ensure quality and targets are met.
With
exclusivity to resell, we have a marketing strategy already in place to
deal with this aspect.
